Set on the hills of Montalbano, in one of the most open and scenic viewpoints of central Tuscany, this residence is immersed in a landscape where nature, history, and cultural continuity come together.

The hill of Carmignano occupies a unique geographical position, suspended between the plain connecting Florence, Prato, and Pistoia and the rolling hills that descend toward the lower Arno Valley. From this privileged vantage point, the view opens onto a wide and ever-changing horizon, which on clear days extends as far as the Apennine ridges and the Apuan Alps.

The area is among the oldest in Tuscany in terms of settlement and historical layering, inhabited since Etruscan and Roman times due to its strategic role as a natural connection between northern and central Italy. In the medieval period, it became characterized by fortified nuclei and defensive settlements.

With the arrival of the Medici family, the area became part of the grand-ducal network of country estates, benefiting from a significant transformation in both agriculture and landscape design. The proximity to the Medici Villa of Artimino further highlights the central role this territory played in the Renaissance landscape system.

Today, Carmignano is one of the most appreciated areas of Montalbano, defined by a balanced landscape where nature and cultivated land coexist, with DOC and DOCG vineyards alternating with historic villas and country residences. Its location, both private and strategically close to the main hubs of central Tuscany including Florence, Prato, and Pistoia, further enhances its appeal while maintaining a rare balance between accessibility and tranquillity.

HISTORY

The property is set at the top of the hill historically known as “Castello,” the ancient core of the medieval fortified village of Carmignano. The setting still clearly reflects the stratification of its different historical phases.

The entire complex is organized around an original historic villa, later expanded through additional building volumes that have defined its current configuration.

The oldest core, on the left side, still preserves its 16th-century character, with a late Renaissance façade defined by pietra serena stone frames on the piano nobile and traditional ground-floor openings.

During the 19th century, in line with the agricultural transformation of the territory and the development of the grand-ducal farm system, the opposite wing was built, completing the volumetric balance of the entire complex.

The property unfolds as an articulated architectural ensemble composed of multiple building bodies that interact through a central space of strong scenic value: an Italian-style garden designed with rigorous geometry, enriched by sculpted hedges and a central fountain that serves as its visual focal point.

The overall composition creates the image of an ordered historic courtyard, where landscape design becomes an architectural element, enhancing symmetry and perspective views.

On the left side, a building volume hosts a residence of approximately 450 sqm, together with two independent apartments of approximately 120 sqm each.

On the right side, the second building, free on all four sides, accommodates two independent units of approximately 450 sqm each. The first opens onto the landscape with outdoor spaces fully oriented toward the hills, while the second is more private, with rear external areas and service rooms.

The overall layout ensures remarkable functional flexibility while maintaining a strong architectural coherence across the entire estate.

The property is completed by an infinity pool overlooking the Tuscan hills, seamlessly integrated into the landscape, and a private parking area accessed via a separate entrance, ensuring discretion and practicality.

The property is composed of multiple independent residential units, each with its own functional identity and distinct internal layout. The ensemble is conceived as a plural residence, where separate historic buildings coexist within a single coherent architectural framework.

In total, the property comprises approximately 15 bedrooms and 15 bathrooms, distributed across the various units, ensuring high flexibility of use both as a private residence and for potential high-end hospitality purposes.

The main living areas are characterized by a sequence of representative rooms, living spaces, and dining areas of varying scale, each interpreted independently within the different units. This diversity conveys the authentic feel of a historic residence composed of multiple autonomous cores.

From an architectural perspective, the interiors reflect the different historical phases of the building: from the original 16th-century structures, characterized by vaulted ceilings and load-bearing masonry, to the later 19th-century transformations linked to its agricultural vocation. The result is a coherent and layered ensemble, where historic elements such as arches, vaulted ceilings, and exposed wooden beams coexist with careful restoration work that enhances traditional Tuscan materials such as terracotta, pietra serena stone, and natural wood.
